5 THINGS EVERY HOME BUYER SHOULD CONSIDER

TIMING

Does it make sense to invest in real estate or continue to rent? For your next move, it’s important to consider how long you will be living there. There are several benefits to owning vs renting but if you know you’ll be in the home for less than a year, it might not be worth the cost and hassle to sell in such a short time period.

PRE-APPROVAL*

When starting the home search, the sooner you can become pre-approved, the better. My team and I are professionals at finding solutions for all scenarios but some solutions take longer than others and the faster we can start the clock, the sooner we can have you ready to buy a home.

 

A big fear consumers have is the commitment to pulling credit. The truth is, inquiries only make up 10% of your credit score and they typically wash out within 90 to 120 days.

 

If your credit score needs a little love, your savings goals need to be adjusted or you need to change something with your employment, start now!

INVESTMENT

There are many myths out there regarding the initial investment, or down payment needed to purchase a home. Well, I’m here to debunk them!

 

No…you don’t NEED 20% down to buy a home.

 

We have several low/no down payment loans** to help you achieve your goal of building real estate wealth faster. Aside from the down payment, other costs you should be prepared for are the standard closing costs and any pre-paid items.

 

The good news? These fees vary from transaction to transaction and there are ways to finance these supplementary costs as well as negotiate for the seller to pay them.

MONTHLY PAYMENT

 It is important to get pre-approved and determine what your monthly payment will be so you can set realistic expectations before falling in love with a home.

 

As consumers, we have a habit of making big decisions, like buying real estate, based on how we feel rather than if the purchase makes the most financial sense. A mistake you will want to avoid is falling in love with a house and subsequently convincing yourself to take on a payment that you can't afford.

HOME EMERGENCY

 What do I do if an emergency comes up or something major breaks in the house?

 

It’s important to have adequate coverage on your house so that a rainy day doesn’t set you too far back. It’s important to pick the best insurance company possible to make sure you’re not only well covered, but that they are available 24/7.

 

It’s also important to consider buying and renewing a solid home warranty to cover major appliances. Home warranties typically cover things like washers, dryers, pools, AC units and more. They can always be purchased and it’s important that they are renewed yearly.
